Property taxes in Wainfleet
The short answer to "why are Wainfleet taxes so high" is that we spread a township-sized bill across a village-sized population, and we have grown that bill faster than every neighbour for five years.
The defensible version of the complaint
Wainfleet is not the highest-taxed municipality in Ontario. It is, however, the most expensive rural township in Niagara: the township portion of your rate is about double West Lincoln's and 40 percent higher than Pelham's. And the levy has risen 5.35, 5.97, 5.93, 5.66 and 4.98 percent in five consecutive years while neighbours held to 3.5 to 4.0.
What drives it
- Too few people on too much road. 272 km of road for 6,900 residents. West Lincoln has 388 km for 15,450. Roads, fire and the library cost about the same whether 7,000 or 15,000 people use them.
- Choices to staff rather than contract. Wainfleet staffs and equips its cemetery ($265,390 in wages) and drainage ($129,100). West Lincoln contracts both.
- An enforcement program with a legal bill. By-law wages six times the neighbour's per resident, plus roughly $458,000 in by-law legal fees over three years.
- Budgeting for positions that were vacant. Administration wages: $690,893 actually spent in 2025, $851,140 budgeted for 2026.
What council can and cannot do
Council cannot change the Region's share, the education share, MPAC assessments, or the road network. Council sets the township levy every year and decides how services are delivered. That is where the 5 to 6 percent comes from and where it can be brought down.

A word about your assessment
MPAC is still using January 1, 2016 values. When the Province finally reassesses, the burden inside Wainfleet will shift toward lakeshore properties. I own one. I'd rather tell you now than have you find out from someone else.
